«As a child we couldn’t make ends meet, now I find a home for VIPs»

From the two-room apartment in the depths of Comasco at 100 million lire to the two-room apartment in Corso Magenta in Milan at 1.6 million euros. From two million lire per square meter to 22 thousand euros per square meter. The rise (real estate) of also lies in these numbers Fabrizio Zampetti. And now she ends up on the big screen. Because yes: Zampetti becomes the protagonist of a docufilm. Author: the writer and director David Amante. Premiere: The May 14th to the Museum of Science and Technology with a’preview on the 11th at the Anteo cinema. Almost prophetic title: «Fabrizio Zampetti, nothing happens by chance».

As long as it’s talked about

Born in 1971, Roman adopted by Lombardy (first Como, then Milan), “the VIP agent” is the first to point out and then avoid the criticism that his style can attract: “Milan is a meritocratic city that rewards those who know what to do, I am the example. If someone doesn’t appreciate the way I present myself, I don’t care much: as long as it’s talked about. I only pay attention to the opinion of my clients…”. Here are the customers. The idea for the documentary film comes from here. «Davide Amante got to know our agency as a client, he saw how we work, he met Fabrizio and proposed telling all this: we thought about it for a while and then we said yes. There is harmony between us, he was the right person to do what had been proposed to us for a long time but we had never wanted to do”, says the communications representative of the Zampetti group, Gianluca Piroli. In fact «They were looking for Fabrizio and television programs are looking for him, dozens of proposals have arrived over the years.” Those linked to the real estate context, to finding-changing-renovating a house, dream or not, are on the crest of the wave. And Zampetti actually has the television physique du role. «But that wasn’t what we wanted to communicate. The documentary film, on the other hand, presents a story that began far away.” In Rome, to be precise.

“It was difficult to make ends meet”

«I was born in a very humble family, in the Ardeatino neighborhood – explains the new protagonist of the documentary -. It wasn’t easy to make it to the end of the month. I moved to the Como area, to Mozzate, and at the age of 22 they hired me in a real estate agency. I sold two-room and three-room apartments for a hundred million lire». Then it was time for Milan. Of the real estate boom. Of the high-end clientele: «My customers are 80% Italian, aged 40-50 years. I work a lot with lawyers, names in high fashion, more recently in finance. There are managers, CEOs, magistrates.” The 1.6 million two-room apartment made the news in September 2023 (21,600 thousand euros for each of the 75 square meters that comprise it) also advertised on pop rental sites. «Generally, those who spend this amount per meter look for larger houses. Yet – Zampetti had commented – the proposal works: the calls come mainly from who wants a pied-à-terre of level. In just a few weeks, 17 expressions of interest arrived.” (For the record, eight months later, it was sold? Response from the agency: «Negotiations underway but still available»).

On the website of the company that bears the name of the owner you can find the satisfied references of (among others) Lupo Rattazzi and the showman Stefano De Martino. Bobo Vieri and Marco Borriello they would be in the bag. In the film – voiceover narration entrusted to the actor and voice actor Roberto Chevalierformer “voice” of John Travolta, Tom Hanks, Tom Cruise – there will be testimonies from friends, collaborators, family but also from those who bought and sold a house with him: Federica Formilli Fendi, Francesca Calissoni Bulgari, Alessandro Feroldi. «I have always had a weakness for those men and women who have achieved what they are on their own – explains the director -. They knew how to transform life events into opportunities. Fabrizio is one of them. And then he’s nice, a nice warrior doesn’t happen every day.” The documentary is produced by Amante and Zampetti’s DMA – which confirms that it spends «almost a million euros a year in communication, choosing an American method: there each advert has the face of its referent. It’s a way of being on the market that I’ve made my own »-she is preparing for the premiere. A history visible (for now) by invitation.
