The new analysis on rents in the neighborhoods of Olbia.
Rents are rising in Olbia and the Bandinu area is becoming one of the most expensive neighborhoods in Sardinia and the most expensive in the city and in the entire province of Sassari. In the peripheral district, almost exclusively composed of villas, going to live in rented accommodation it’s not a very cheap choice.
This was revealed in a new report from theTecnocasa Group Research Officerelating to rentals, in the second part of 2023, which continued to record, on a national level, an increase in rental fees of +4.2% for studio flats, +3.6% for two-room flats and +3.4% for three-room flats.
The Bandinu district.
As for rent, the Bandinu area has surpassed the prices of Pittulongu, which has always been the neighborhood where house prices are highest. Here the monthly costs to be paid for a studio apartment are on average 500 euros per month, which rise to 700 euros for a two-room apartment, up to 900 euros for a three-room apartmentcompared to 750 for a three-room apartment in Pittulongu.
The report also analyses other neighbourhoods of the city, the cheapest of which is Baratta areathe neighborhood most affected by the floods of 2013 and 2015. In Baratta, prices range from 350 for a studio apartment and can be an economical choice for those who want to live alone and spend little. Rents rise on average to 500 euros for two-room apartments, up to 650 for three-room apartments.
Data on the Island.
If we look at the regional data, the rents in the Bandinu district They are among the highest on the island. Only in the area of San Benedetto and Piazza Repubblica – via Dante and Teatro Lirico, in Cagliari, and in San Benedetto, in Quartu, do you spend more on rent than in the district on the outskirts of Olbia. In the first district the monthly cost of a three-room apartment is 1000 euro and the same also in the second place of Cagliari. The minimum price, for a studio flat, is 550 euro in both districts of the Sardinian capital, exceeding the average price of the Bandinu area by only 50 euros. In Teatro Lirico the price for a three-room apartment is 900 euro per month. In San Benedetto (Quartu) the average cost of a three-room apartment is 1000 euro.
