Waterfront homes, prices are skyrocketing

The Velvet Beach, after Viareggio and Forte dei Marmi, is the location with the highest price difference between a house facing the sea and a house on the outskirts: the price difference exceeds 50%. Those looking for an apartment know well that the real estate market on the Velvet Beach has not suffered a drop in price, many of whom, after having looked at the prices, have decided to move to the suburbs. According to a statistic that examined various tourist locations in Italy, the Velvet Beach ranked third, with only Versilia with Viareggio and Forte dei Marmi ahead of it. Those who want to buy facing the sea must take into account an average price of 3 thousand and 400 euros per square meter, which even rises by two thousand euros (per square meter) if the property is newly built. It drops to 2 thousand 241 euros if you buy in the suburbs, where it reaches 3 thousand euros for a newly built property.

A gap that exceeds 50%, unlike Riccione, where it drops to 40%, but also Alassio where the percentage is the same as the entertainment capital of Romagna. And to say that in Versilia, the price goes up to 4 thousand and 500 euros per square meter facing the sea, while for the suburbs the price drops to just over 2 thousand and 500 euros, while it goes to 6 thousand and 200 euros in Forte dei Marmi, again for a purchase facing the sea, while it reaches 4 thousand and 400 for the suburbs. Dizzying prices where it is above all the citizens who pay the price, who find themselves having to deal with astronomical sales prices, often applied to apartments whose conditions leave something to be desired. Surprisingly, gaps and prices drop considerably in Rimini where for a house facing the sea you pay more than 2,800 euros per square meter, where it drops to 2,600 euros for the suburbs.

What matters for the Velvet Beach are the quality of life and, just like in Forte dei Marmi where the center and the sea are easily reachable by bicycle, thus avoiding the problems linked to traffic that affect the arteries connecting the center and the suburbs. The use of the bicycle is certainly a fixed point, but also the presence of the many services near the central areas of the seafront, this allows the tourist to purchase a holiday home, renouncing the use of the car once in the city.
