A condominium dispute that ended up in court involves a Milanese resident and a well-known neighbor. Paolo Rossi, 59, an auditor originally from Genoa and resident in Milan in the CityLife district, initiated legal action after part of the ceiling of his apartment collapsed. At the center of the story is the house above, purchased by the singer Eros Ramazzotti.
According to what was reported by Rossi’s lawyers, Fabio Lepri and Salvatore Pino, for years the work carried out in the upper apartments had never caused critical issues. The situation would have changed in October 2024, when Ramazzotti moved his residence to the building and started a renovation defined as “radical”. The singer’s management, however, doesn’t agree and replies, claiming that there has always been maximum availability on his part even without him having direct responsibilities.
Invasive works and internal demolitions
As reported by the newspaper La Verità, the interventions would have included the demolition of numerous internal walls, the removal of doors and systems and the complete dismantling of floors and screeds. The operations were allegedly carried out with intensive use of jackhammers, which lasted for several weeks.
About two weeks after the start of the works, on 4 December 2024, the most serious episode occurred: the ceiling of the gym and sauna area of Rossi’s apartment suddenly came offcollapsing to the ground and causing extensive damage. Fortunately, the house was empty at the time of the accident.
Damaged house and life in precarious conditions
Upon returning, Rossi and his wife found themselves faced with a severely compromised apartment. Since then, they report, they have been forced to live in difficult conditions, with some rooms made accessible only thanks to safety structures and scaffolding.
Even before the collapse, according to what was declared by the defense, the director of works and the administrator of the condominium had carried out an inspection of the apartment below, noting its good state of conservation and stating that any damage would have been attributable to the work in progress on the upper floor.
The compensation request exceeds 200 thousand euros
After the accident, the firefighters and the municipal police intervened and found extensive demolitions and static instability attributed to the renovation works. A subsequent technical report linked the detachment of the plaster and the collapse of the ceiling to the lack of adequate precautions during the works.
Based on these elements, the Rossi spouses initiated a civil lawsuit requesting compensation for damages exceeding 200 thousand euros. The opposing party rejects the accusations, arguing that the problems were due to pre-existing structural problems of the property.
The matter remains open: a new attempt at conciliation between the parties has been set for January 2026.
The reply from Ramazzotti’s manager
«What we are learning today from the press is an incomplete and misleading version which does not represent the situation in which the properties of Dr. Rossi and Ramazzotti find themselves, who, to date, is the owner of the only unusable apartment in the building – this is the reconstruction of Gaetano Puglisi, sole director of Radiorama -. The proceedings before the Court are ongoing and many other parties are involved in this proceeding, in addition to Dr. Rossi and Ramazzotti, precisely to verify what and who is responsible for what happened.”
Puglisi uses inaccurate figures: «According to our technicians, the damage that Dr. Rossi may have suffered amounts to an amount far and substantially lower than what is reported in the press headlines. Naturally, the technical consultant appointed by the Court will verify the objective amount, with a technical and balanced judgment in which he trusts”.
Finally: «It is unfortunate that we are trying to draw conclusions, which only the ongoing trial will be able to give, taking advantage of the media coverage of the matter and thus continuing to make more difficult a dialogue for which Ramazzotti has always been available despite the total absence of his direct responsibilities».
