Rent a house or buy it? The most expensive province for purchasing is Lucca, while for renting it is Grosseto.
In Lucca the highest average prices of the entire Tuscany region according to data updated last August by immobiliare.it. In fact, during the month of August 2023, the asking price for properties for sale in the Tuscan regiona was highest in the province of Lucca, with 3260 euros per square meter. On the contrary, the lowest price was in the province of Arezzo with an average of 1473 euros per square meter. In the same month, the asking price for rental properties in the Tuscany region was highest in the province of Grosseto, at 18.91 euros per month per square meter. The lowest price, however, was in the province of Arezzo, with an average of 6.85 euros per month per square meter. For residential rental properties, an average of 14.62 euros per month per square meter was requested, with an increase of 7.42% compared to August 2022 (13.61 euros per month per square meter). For residential properties for sale, an average of 2,503 euros per square meter was requested, with an increase of 1.67% compared to August 2022 (2,462 euros per square meter). In the last 2 years, the average price in the Tuscany region reached its maximum in April 2023, with a value of 2522 euros per square meter. The month in which the lowest price was requested was December 2021: an average of 2,433 euros per square meter was requested for a property for sale. In the last 2 years, the average price in the Tuscany region reached its maximum in August 2023, with a value of 14.62 euros per square meter. The month in which the lowest price was requested was November 2021: on average 12.14 euros per month per square meter were requested for a rental property.
The national framework
During the month of August 2023, iThe asking price for properties for sale was highest in the Trentino Alto Adige region, with 3,158 euros per square meter. On the contrary, for a property for sale in the Calabria region only 931 euros per square meter are requested, the lowest value in all of Italy. In the same month, the asking price for rental properties was highest in the Valle d’Aosta region, at 17.71 euros per month per square meter. The lowest average prices were instead requested in the Umbria region, with only 7.20 euros per month per square meter, the lowest value nationally.
